We offer three exclusive Home Inspection Packages that allow you to select the range of services you prefer, so you can have peace of mind about buying the home you love. Your report is printed and delivered at the time of the inspection, so there’s no waiting for results. You’ll also have online access to your report anytime.

Pre-Purchase Inspections for Buyers

The Pillar To Post home inspector visually examines the readily accessible systems and components of the home and operates those systems and components per State of Arizona Standards of Practice. The client is encouraged to attend the entire inspection. Areas to be inspected include:

  • Property & Site
  • Exterior & Garage
  • Roof & Attic
  • Basement/Structure
  • Heating/Cooling Systems
  • Plumbing System
  • All Bathrooms and Fixtures
  • Kitchen and Built-in Appliances
  • All Interior Living Spaces

Upon completion of the inspection, a computerized report complete with digital pictures and an easy to understand summary is printed on site and presented in the Pillar To Post Report Binder. Included in the binder are seasonal maintenance checklists and a home filing system. Reports may be posted online or emailed for out-of-town buyers.

We inspect residential single family and multi-unit homes, apartment buildings and light commercial/retail buildings in Prescott, Sedona, Prescott Valley, Chino Valley, Camp Verde, Cottonwood and all of Yavapai County.

Ready For Sale Inspections for Sellers

Inspection of a home for the seller prior to sale includes those items listed above with an emphasis on marketability of the home. Additional digital photos are taken emphasizing the special features and attractions of the property. The Inspection binder as discussed above is prepared for the seller plus additional copies of the Report Summary and Photo Pages are made available for potential buyers as “Feature Sheets”. The seller can attach receipts for any repairs to show prospective buyers that work has been completed by a qualified person, increasing the buyer’s confidence in the home. A Pillar To Post yard sign or sign rider is also supplied identifying the property as having received a Pillar To Post Ready For Sale Inspection. A link to your listing may also be included in this web site if desired.

New Construction Inspections

Completed during the construction process, this type of inspection is a visual examination of all accessible areas of the home by a qualified home inspector. This inspection is designed to observe and report on observable material defects in the construction process. These inspections are performed at specific benchmarks during the construction process with reports issued at the completion of each inspection. The client is encouraged to attend each inspection. The report, including digital photos, is presented to the client to allow review with the contactor to address issues defined in the report. Typically, three inspections are included:

  1. Pre-concrete inspection to allow inspection of foundation prep, footer, and site drainage.
  2. Mechanical, electrical rough-in and framing inspection, pre-drywall.
  3. Final Inspection: This inspection includes all of the components of the Pillar To Post Professional Home Inspection and is performed immediately before the homeowner’s final inspection. This report can be used by the client in the final walk through, pointing out items to be corrected. It can then later serve as a checklist to verify that all items listed have been corrected.
